Contract for Short Term Holiday Let

 

1. General

Property address: Chaperon Rouge A1, Chemin de Brahy, Villars-sur-Ollon 1885

Vaud, Switzerland.

 

Term – as agreed in correspondence

Rent - as agreed in correspondence

Method of payment - as agreed in correspondence

Inventory - as published in the apartment, a copy available on here..

 

1.1 This agreement made for purpose of short term holiday let. Tennant acknowledges that this agreement does not give any security of tenure beyond the agreed period.

 

1.2 Property includes dwelling at the above address plus outside patio area and two parking spaces (one in an underground garage & one outside) labelled 'A1'. There are communal facilities shared with other residents – access hallways, ski locker & laundry room.

 

1.3 This agreement enters into effect by both parties on payment by tennant and acceptance by landlord, of first (full or partial) payment for a rental period. This agreement & any dispute resolution is made under English law.

 

2. Use of property

Landlord agrees to quiet possession for the purpose of a private holiday letting, for a maximum number of days as agreed, not to exceed 8 weeks. No other purpose whatsoever is permitted.

 

2.1 Sub letting is not permitted.

Tennant shall not create disturbance and respect local rules, a specific requirement of the property is no radio or other loudspeaker audio device to be played after 11pm.

 

2.2 Pets and smoking are not permitted

 

3. Damage

Tennant shall take reasonable care not to damage the property.

 

4. Maintenance and repairs

Landlord provides property in fit state as advertised. Tennant agrees to report any disrepair as soon as practicable (not later than 2 days after arrival). Tenant agrees to take reasonable measures to prevent further damage in the event of unexpected emergency maintenance being required.

 

5. Insurance

Tennant is responsible for insurance of own possessions during the agreement period.

 

6. Conditions for cancellation or early termination

Cancellation less than 8 weeks before rental start, full amount is retained by landlord. However if the landlord is successful in re-letting the property a refund (less additional expenses) will be made. Early termination, tenant is responsible to make own (insurance) provisions for any financial loss as a result of early termination of the holiday once started, due to reasons outside the control of the landlord.

 

7. Outgoings

Electricity & heating is included in the rental. Tennant supplies & pays for any firewood used.

 

8. End of rental

Tennant agrees to vacate the property no later than the agreed time & date, and leave property in reasonable state per checklist.

 

8.1 Check list on leaving

 

1. Leave all kitchen dishes clean.

2. Strip beds and leave laundry including towels & tea cloths in the corner.

3. Put furniture back in place.

4. Clear the fridge & turn off (knob inside fridge) leave door ajar

5. Turn all lights off

6. Close windows & shutters

7. Disconnect TV & satellite power cables.

8. Laundry room key returned to bottom left drawer

9. Parking time disk returned to top left cupboard

10.Turn all radiators to '2'

11.Return apartment keys - as advised when making booking
